Two Liberty Center in Washington DC Achieves LEED Gold Certification

This unique mixed-use property continues to excel at sustainability and wellness strategies, as evidenced by this latest accomplishment

Arlington, VA – March 2, 2017 – Kodiak Realty Services LLC today announced that it has achieved LEED (Leadership in Energy and Environmental Design) Gold certification for its Two Liberty Center mixed-use development in Arlington, Virginia.

Kodiak Realty pursued LEED Gold as part of its commitment to sustainability with attention to alternative transportation, indoor air quality, and green cleaning.

Two Liberty Center is a striking 9-story, 177,999 square foot workspace just blocks from Ballston Metro. It is positioned within the Liberty Center development, which is a landmark 2.3 million square foot mixed-use development with a combination of office space, residences, and retail options.

Property management firm, Kodiak Realty Services LLC has long held an ambitious vision for the sustainability, wellness, and resilience of Two Liberty Center. The property has achieved ENERGY STAR certification; was awarded the 2010 Award for Excellence by the Architectural Precast Association; the 2009 SAVR Award (Saving Arlington’s Valuable Resources); a Silver certification by the League of American Bicyclists; and a Platinum award by Arlington Transportation Partners for its alternative transportation offerings (one of only two commercial projects to receive the coveted award.)

Many of the strategies that contribute to LEED Gold certification were already part of Kodiak’s standard practices, and the firm recognized that the validation and back-check that comes with LEED certification would contribute to their commitment to the triple bottom line of People, Profit, and Planet.

Kodiak Realty Services LLC engaged sustainability consulting firm, Paladino and Company to complete a gap analysis and manage the LEED certification process.

“We were optimistic that our standard operating procedures would be enough to achieve LEED Silver, so when Paladino completed their analysis and found that we would actually be eligible for LEED Gold, we were pleasantly surprised and quite excited,” said Mike Mesmer, director of property management at Kodiak Realty.

Kodiak and Paladino worked together over the course of a year-long process to develop the application, where existing features such as DDC controls, Lutron panel controls, and efficient MEP systems were analyzed and documented.

“The management team at Two Liberty Center have several best practices that directly contribute to their success: They build sustainability into their corporate values; they embrace innovation and constant improvement; and they use certifications like LEED and ENERGY STAR as well as On Demand analytics that monitor real-time energy use as a back-check to their excellent practices, rather than as a driver,” said Brad Pease, vice president at Paladino and Company, “Kodiak encourages a culture of sustainability and embraces technology and education – it’s a winning combination.”

The property achieved numerous LEED points for its access to alternative transportation and proximity to Ballston Metro, and water and energy efficiency conservation measures. According to Mike Mesmer, the process to pursue LEED Gold revealed opportunities to implement new programs that make the property even more sustainable and perform with greater efficiency than would have been achieved without formally attempting LEED certification. Said Mesmer, “There were aspects of this process that were quite enjoyable and delivered great results. The IBeam analysis improved our indoor air quality and environmental quality – and we know that healthier buildings result in healthier employees.”

Two Liberty Center opened in October 2007, and is operated through a partnership between The Shooshan Company, Fred Schnider Investment Group, and Kodiak Realty Services LLC.
