Property and Asset managers in Maryland have the opportunity to improve energy performance for little to no out-of-pocket cost thanks to the EmPOWER Maryland Energy Efficiency Act.

As part of the EmPOWER Maryland Energy Efficiency Act, utility companies across the state of Maryland are offering incentive programs to offset the cost to integrate energy-efficient strategies into existing buildings.

One program for properties located in Pepco and Delmarva Power territories is the Building Tune-Up Program, which can pay up to $.25 per square foot to improve facility operations and only requires minimal investment from the building owner to complete.

A commercial office building that is 250,000 square feet could be compensated as much as $62,500 to offset the costs of the assessment, potentially resulting in little to no out-of-pocket expenses to improve the long-term energy efficiency of the property.

EmPOWER Maryland Program Features

The EmPOWER Maryland Full Building Tune Up Program motivates property operators to assess their energy performance, and to act upon recommended Energy Conservation Measures (ECMs) that come from the assessment.

To participate in the Full Building Tune Up program, buildings must be more than 2 years old and have above average energy consumption, as demonstrated by their ENERGY STAR performance score. The EmPOWER incentive is intended to cover approximately 75% of the cost of the assessment and implementation of eligible ECMs. Steps to complete the program are as follows:
